The County of Kankakee(in which Aroma Park and Aroma Township are in) has the highest foreclosures and rate of in all IL counties-there are many homes in various stages of foreclosure(local, national lenders profitting highly after having all ready gotten their high yeild spreads from these mortgages. NOTHING is selling(closed sale) in Aroma Township. The best bargain is a $100,000 By Owner house in Gerchgall Subdivision-$25,000 under any remotely comparable in the Township(the 60901m 60910, 60964 zip codes that overlap being a part of Aroma Township.People like the $100,000 house can’t give away homes! The County has always had employment problems, the incomes are low, nobody moves into Kankakee County.So the buyer pool is overwhelmingly local. There is a huge number of welfare recipients in that County and no significant new job generation(employers still move up and out, just low paying commercial, unskilled jobs-many temporary). Taxes are high, comparatively and went up for 2007 reflecting ‘needed’ self-raise for part-times and full-timers who voted in their own “Pension” such as County Board.
It is an area of blight, primarily old houses and older declined neighborhoods filled with tenants. Lenders and Realtors ruined it shoving naive, not so well educated buyers into subprime mortgages. The damage was done. The real estate market will take over a decade to correct in that ignored BTW area.
